Purpose 

First Impression Properties is dedicated to providing our customers first class service and support from day one. Our mission is to become the best property management company in the area and provide the best of ourselves to our clients for whenever the need arises.  

Marketing

Filling vacancies is one of our top priorities. Available properties are listed on our website, apartment/home rental locator services (i.e. Zillow.com, rent.com, etc.), and the military housing website, AHRN.

Proactive Leasing

Vacant properties are posted as "available" upon tenant notice to vacate, not upon actual vacancy. This approach can literally shave weeks off the time a unit sits vacant, and save you hundreds of dollars.  We always make sure the property has been prepared in a timely manner, by thoroughly cleaning and addressing maintenance issues as required.  We always cross-check with current local rental rates to make sure we are asking for the best rents the property will bear. The goal is to get a rental rate that is competitive, yet demonstrating fair value from the tenants’ perspective.

Tenant Screening

First Impression Properties performs rigid background checks on all applicants.   

Our thorough tenant screening process includes criminal background searches and employment verification. Criteria includes:

· Credit checks and scores

· Criminal background check

· Employment Verification

· Criminal Sex Registry check

· Rental History

Prior to accepting a potential tenant’s application, we will provide the owners with a full report and recommendation for final approval.

Management Fees

1/2 Months Rent Initial Leasing Fee

9% of gross monthly income or $150 

No cancellation fees

No fees due during periods of property vacancy

No fees for the cost of advertising vacancies

Quick disbursement of funds to owner accounts

Maintenance

The proper handling of all real estate requires periodic property maintenance. Timely maintenance ultimately delivers better profits to owners, wisely avoiding future expenses.

While we respect different policies or preferences of owners regarding the maintenance of their properties, our job is to point out recommended repairs to the owners; money is never spent without the owner’s approval.

First Impression Properties, LLC provides for a 24 hour per day, 7 days per week emergency maintenance hotline. This assures that your property is always in touch with management and maintenance staff.

Lead Inspection

$335 (estimate)

Any home built before 1978 is required by MD State law to have a lead inspection.


College Park, MD

City requires a Residential Occupancy Permit

Residential Occupancy Permit Application

$244/$150

 This is the city fee and is required to be renewed annually.  $244 for single family homes. $150 for Condos.

Lead Inspection
